Steam Radiator Systems Steam systems use a boiler to generate steam that travels through pipes to cast iron radiators throughout the home. They're the oldest and most common radiator type in Hampton Roads historic apartment buildings and require a plumber who understands how steam systems work — pressure, venting, water levels, steam traps, and the specific behavior of one-pipe versus two-pipe systems.
Hot Water Radiator Systems Hot water systems — also called hydronic systems — circulate heated water from a boiler through pipes to radiators or baseboard units throughout the home. They're quieter and more controllable than steam systems and common in mid-century and later construction throughout Norfolk and Portsmouth.
Baseboard Radiators Baseboard radiators use hot water circulated from a boiler to heat metal fins inside a baseboard enclosure along the perimeter of a room. They're less visible than traditional cast iron radiators and common in 1950s through 1980s construction throughout Hampton Roads.
Common Radiator Problems We Solve
Cold Radiators — One or More Not Heating A radiator that's cold while others in the system are warm is one of the most common radiator complaints. In a hot water system it almost always means the radiator needs bleeding — trapped air is preventing hot water from circulating through it. In a steam system it can indicate a failed steam trap, a venting issue, or a balancing problem. We diagnose which one before recommending a fix.
Cold at the Top, Warm at the Bottom This is the classic symptom of a radiator that needs bleeding. Air trapped at the top of the radiator prevents hot water from filling the entire unit — leaving the top section cold while the bottom heats normally. Bleeding releases the trapped air and restores full circulation.
Knocking, Banging, or Hammering Sounds Loud knocking in a steam system — sometimes called water hammer — is caused by steam and condensate water meeting in the same pipe. It's alarming and disruptive but almost always has a fixable cause — a pitch issue, a failed steam trap, a blocked return, or a water level problem in the boiler. We track down the specific cause rather than guessing.
Hissing or Whistling from Radiators Hissing from a steam radiator usually comes from the air vent — a small valve that releases air as steam fills the radiator. A venting issue that's too fast, too slow, or stuck open causes temperature imbalance throughout the system. Steam vent replacement is a straightforward fix that significantly improves system performance.
Uneven Heat Throughout the House When some rooms are too hot and others are too cold, the system needs balancing. In a hot water system this involves adjusting flow through individual radiators. In a steam system it involves assessing and adjusting venting rates so steam reaches all radiators at the appropriate speed. A properly balanced system heats every room evenly without overheating some while leaving others cold.
Leaking Radiator Valves Radiator valves — the shutoff valves at the base of each radiator — can develop drips and weeps over time, particularly on older systems where valves haven't been operated in years. We repair and replace radiator valves throughout Hampton Roads.
