Crawlspace Repipe in Norfolk & Virginia Beach | Anchor Plumbing & Gas

The Pipes Under Your Home Have Been Down There a Long Time

Most Hampton Roads homeowners never think about the plumbing in their crawlspace — until something goes wrong. And by the time something goes wrong, the damage has usually been building for a while. Corroded supply lines, failing drain pipes, Quest pipe that's cracking at every joint, cast iron that's rusted through — crawlspace plumbing problems are the kind that hide until they're serious.

At Anchor Plumbing & Gas we perform full crawlspace repipes throughout Hampton Roads — supply lines, drain lines, or both. We work in PEX and copper, we do the job completely, and we give you a flat-rate price before anyone crawls under your house.

What Is a Crawlspace Repipe?

A crawlspace repipe replaces the existing plumbing running beneath your home with new materials — eliminating aging, failing, or problematic pipe and giving your home a fresh plumbing system built to current standards. Depending on your home's specific situation, a repipe can cover:

Supply Line Repipe Replaces the pressurized water lines running through your crawlspace — the pipes that deliver hot and cold water to every fixture in your home. This is typically the priority when you have Quest pipe, galvanized steel, or failing copper that's corroding from the outside in.

Drain Line Repipe Replaces the drain, waste, and vent lines running beneath your home — typically cast iron or older ABS in Hampton Roads homes. This is the right call when cast iron has corroded significantly, sections have collapsed, or chronic drain problems trace back to the condition of the pipe itself rather than blockages.

Full Whole-House Repipe Replaces both supply and drain lines completely — giving your home entirely new plumbing from top to bottom. For older homes where both systems are at or near the end of their service life, a full repipe is often the most cost-effective long-term solution rather than addressing each system separately over time.

Why Hampton Roads Homes Need Crawlspace Repipes

Quest Pipe Throughout Chesapeake & Virginia Beach Homes built between 1978 and 1995 throughout Chesapeake, Virginia Beach, and Norfolk frequently have Quest polybutylene supply lines running through their crawlspaces. Quest pipe becomes brittle over time and fails at joints and fittings — often inside the crawlspace where you can't see it until water damage is already happening. A full supply repipe eliminates the risk permanently.

Cast Iron Drain Lines in Historic Norfolk & Portsmouth Homes Original cast iron drain lines in Ghent, Larchmont, Freemason District, Old Towne Portsmouth, and similar neighborhoods have been in crawlspaces and under slabs for 50 to 100 years. Corrosion, joint failures, partial collapses, and root intrusion are all common findings. When the system is broadly deteriorated, a drain line repipe is the right answer.

Galvanized Steel Supply Lines Galvanized steel was the standard supply line material before copper and PEX became dominant. It corrodes from the inside out, progressively narrowing the pipe until water pressure drops significantly and the pipe eventually fails. Homes built in the 1940s through 1960s throughout Norfolk, Portsmouth, and older Virginia Beach neighborhoods commonly still have galvanized supply lines.

CPVC Failures in Newer Construction CPVC installed during Chesapeake and Virginia Beach's building boom is showing up in crawlspaces in homes that are only 10 to 15 years old — cracking at joints, becoming brittle, and failing in ways that soak insulation and subfloor before anyone notices. A PEX repipe replaces it with a material that will actually last.

Chronic Low Water Pressure When every fixture in your home has low pressure and the city supply is fine, the problem is almost always inside your supply lines — buildup, corrosion, or collapsed sections restricting flow. A supply repipe resolves it completely.

The Materials We Use

PEX PEX is the current industry standard for residential supply line repiping — flexible, durable, resistant to corrosion and freeze damage, and significantly easier to run through tight crawlspace conditions than rigid pipe. It carries an excellent long-term track record and is our standard recommendation for supply line repipes in most Hampton Roads homes. PEX does not corrode, scale, or pit the way metal pipe does over time.

Copper Copper remains the premium choice for supply line repiping — exceptionally durable, long-lasting, and the most proven material in residential plumbing. For homeowners who want the highest quality supply line material available and plan to stay in their home long term, copper is the recommendation. We install both rigid copper and where appropriate, flexible copper solutions.

We'll help you choose between PEX and copper based on your home's specific situation, your long-term plans, and your budget — with honest information about the tradeoffs of each.

What a Crawlspace Repipe Actually Involves

Crawlspace repiping is skilled, physical work that requires experience, the right equipment, and a crew that knows how to work efficiently in confined spaces. Here's what the process looks like:

Step 1 — Assessment We assess the condition of your existing plumbing, identify what needs to be replaced and what scope of work is appropriate, and give you a flat-rate price for the complete job before anything begins.

Step 2 — Water Shut-Off Your water supply is shut off for the duration of the active repipe work. We work efficiently to minimize the time your home is without water.

Step 3 — Removal of Old Pipe Existing pipe is removed from the crawlspace. For cast iron drain line repipes this is physically demanding work — cast iron is heavy and requires proper handling throughout.

Step 4 — New Pipe Installation New supply or drain lines are run, properly supported, and connected to fixtures throughout the home. All work is done to current code including proper pitch on drain lines, correct support spacing, and appropriate connections at every transition.

Step 5 — Testing Before we leave, every line is tested under pressure and every fixture is checked for proper flow and drainage. We don't sign off on a repipe until we're confident everything is working correctly.

Step 6 — Cleanup We remove all old materials from your crawlspace and property. You don't inherit a pile of old cast iron pipe in your yard.

Crawlspace Repipes in Hampton Roads Historic Homes

Crawlspace work in older Norfolk and Portsmouth homes requires familiarity with original construction methods, limited access points, low clearance, and plumbing configurations that haven't been standard for decades. We've spent over 13 years working under Hampton Roads homes and know how to handle the conditions and complications that come with historic construction.
