Not Enough Hot Water If your water heater is running out faster than it used to, one heating element may have failed while the other is still working — common on electric tank units. It can also indicate sediment buildup reducing the effective capacity of the tank.

Water Takes Too Long to Reheat A significant drop in recovery time usually points to a failing heating element, a sediment-loaded tank, or a thermostat that's no longer regulating properly.

Water Is Too Hot or Not Hot Enough Thermostat failure or miscalibration is the usual cause. This is typically a straightforward repair.

Discolored or Rusty Water Rust-colored water coming from your hot taps can indicate internal tank corrosion or a failing anode rod. If the anode rod has depleted, replacing it can extend the life of the tank significantly. If the tank itself is corroding, replacement is the more honest recommendation.

Popping, Rumbling, or Knocking Sounds Sediment buildup on the bottom of the tank causes water to trap and boil underneath it, creating those sounds. A tank flush can resolve it if caught early enough. Left too long, heavy sediment buildup permanently reduces efficiency and shortens the life of the unit.

Leaking Around the Base A small amount of condensation is normal. Actual water pooling around the base of the unit can indicate a failing pressure relief valve, a loose connection, or in more serious cases, a tank that's beginning to fail from the inside. Pilot Light Won't Stay Lit On gas water heaters, a pilot that won't stay lit usually points to a faulty thermocouple — a relatively inexpensive repair that restores full function.
